The Division of Student Affairs provides opportunities that foster safety, affirmation, and belonging while supporting the academic, artistic, and holistic development of every student, as they strive to achieve their potential as student-artists in their global community. UNCSA's student body consists of 500+ commuter and 700+ residential high school and college students.

Within the Division, the area of Student Affairs Operations provides on-going maintenance and on-call support for 420+ residential college and 200+ residential high school students.
Primary Description of Work

This role conducts preventative, routine, and emergency repairs for on-campus facilities, with a focus on residential/on-campus student living spaces (age ranges from early teens to late 20s) while applying an understanding of the university needs as well as the operational and safety limitations of building systems and equipment. Employee will respond to customer expectations within parameters of the Division of Student Affairs and Housing Department's mission and goals. This role provides consultation and/or technical assistance to UNCSA Facilities Management staff and outsourced contractors, while seeking opportunities to provide better customer service.

Occasional weekends and emergency on-call

Description of Responsibilities and Duties
Facilities Maintenance
Employee shall handle problems professionally, efficiently, timely, and creatively and keep internal and external customers and supervisors informed of project status and escalate possible controversial issues or situations as appropriate. Work in a contactless environment in support of University Pandemic Response Expectations. Maintain and provide excellent student-centered customer experience. Communicate appropriately and effectively in a diverse environment. Maintain and service a variety of vehicles, equipment, and machinery. Daily management of spare parts inventory. Perform skilled and semi-skilled work in the repair, servicing, and maintenance of buildings, electrical, mechanical, plumbing, and HVAC equipment. Troubleshoot, test, and work with electrical and mechanical systems, electronics, and hydraulic control valves and systems. Assist UNCSA Facilities Management and outsourced contractor trades with equipment-specific preventive maintenance and maintenance scheduling. Operate hand and power tools in a skilled and safe manner. Employee should be willing to modify their preferred way of doing things and adapt communication and work style to the situation. Coordinate service work with other tradespeople within UNCSA Facilities Management Department and outsourced contractors.

Provide timely, accurate, and actionable information and feedback to customers about equipment issues; and provide exceptional service to all campus constituents. Demonstrate excellent verbal and written communication skills. Show empathy for others and demonstrate emotional intelligence when engaging customers, clients, and other employees of the organization. Respond within 48 hours to maintenance requests submitted by customers to the StarRez web-based maintenance system and complete the closeout process. Perform all elements work order process including documentation of work completed and provide feedback as needed to drive reliability across similar equipment. Employee shall communicate positively with internal and external customers while demonstrating a can-do attitude when faced with challenging situations or conflicts. Use basic computer programs and e-mail correspondence, as required by the department. Writes clearly and informatively. Employee shall demonstrate capability to adapt to new, different, or changing work requirements or procedures and participate in change processes in a positive manner.

Safety Improvements & Preventative Measures

Independently determine the need for, and perform, basic upkeep and service-related work on mechanical, structural, plumbing, and electrical equipment, with little/no supervision with residence halls and apartments. Provide preventive maintenance on HVAC equipment as required by manufacturer's specifications, including, but not limited to filter replacement within Moore Hall, Sanford Hall, Connector Building, Artist Village, and Center Stage apartments. Ensure that all safety and essential system checks are executed per Original Equipment Manufacturer, OSHA, and University expectations.
Minimum Qualifications
Graduation from high school or equivalent. Experience in the trade(s) areas related to the position's role may be substituted on a year-for-year basis.

Preferred Qualifications
Having an APPA Educational Facilities Professional Certification
OSHA 10-Hour Training Course Certification

Knowledge, Skills and Abilities
Experience working in a higher-education setting, school district, hospital or related large facility or multiple facilities where there are live-in residents.
Journey-level tradesperson in one of the following: HVAC, electrical, carpentry or mechanic
Proper knowledge of accepted preventive maintenance principles, mechanical repair/replacement procedures, pareto analysis, and project management.
Desire to improve upon existing system while providing the best possible customer service.
General working knowledge of natural gas and kitchen appliances.
Must possess a strong knowledge of plumbing, electricity, maintenance of steam and mechanical equipment.
Must have 4 years of work experience in the skilled trades, including apprenticeship or technical training. At least two years of this experience must be in the same craft.
